Buying property in Croatia is becoming increasingly popular among foreign nationals — and for good reason. The Adriatic coast, stable EU membership, and relatively accetable prices make it one of the most attractive real estate markets in Europe.
But there are two things most foreign buyers find out too late.
You need an authorized mail recipient for the Ministry of Justice procedure
If you are a non-EU citizen buying property in Croatia, you need approval from the Croatian Ministry of Justice before you can register as the owner. As part of that procedure, you are required to appoint a Registered Agent — a person with a registered address in Croatia who receives all official correspondence on your behalf. Without one, documents cannot be properly served and the entire procedure comes to a halt.
Property owners living abroad face the same problem every year
Since January 1st, 2025, all owners of residential properties in Croatia that are not permanently occupied are subject to an annual property tax — regardless of nationality. The tax notice is sent by post to the owner’s address. If you live abroad and have no one in Croatia to receive it, the payment deadline runs — whether you know about it or not.
